
Elsewhere in this issue, David Redfern discusses the changing nature of urban centres over the past 5 years. Post-pandemic changes in working patterns — facilitated by digital tools for remote working — have resulted in a shift to flexible working. The resultant reduction in demand for office space has led to reduced footfall in urban centres. This is in addition to the challenging trading conditions for bricksand-mortar shops in urban centres caused by competition with internet shopping and retail parks. These conditions have led to some high-profile business closures. In the UK, this has included well-known names such as Wilko, Debenhams and Topshop.
The balance between office space, retail space and residential property is shifting in response to these pressures. City centres are therefore spaces in transition. This is fertile ground for an NEA assessing changing places.
